Expert commentary: Balancing caution and confidence

Carolyn McCann, Westpac Chief Executive, Consumer, says Australians aren’t abandoning their property plans but are re-evaluating their timing.

“We’re not seeing a mood of crisis, rather a mood of concern,” McCann said. “The market has paused as people try to make sense of conflicting signals around interest rates, house prices, cost of living pressures and the broader economy.”

She adds that mortgage activity has begun to lift again, suggesting some buyers are regaining confidence.

“People still want to buy and sell property, but many are seeking greater certainty before making a move. The challenge is that waiting for the perfect moment can mean missing opportunities that are right in front of you.”

hesitating

Why are Australians hesitating?

Research from the latest Westpac Home Ownership Report shows:

  • 41% believe now is a bad time to buy a first home
  • 47% say now is a bad time to sell a property
  • 31% cite limited housing supply as a key factor — saying available homes don’t meet their needs

The main factors influencing decision making include:

  • Affordability pressures (40%)
  • Interest rate uncertainty (32%)
  • Falling property prices (30%)

How buyers are adjusting their strategy

Even with uncertainty, many are re thinking how they approach the market:

  • 19% are making lower offers on homes
  • 17% are re evaluating their deposit targets
  • 16% are looking at suburbs outside their initial budget

Carolyn McCann says this adaptability highlights resilience among buyers.

“Market conditions will continue to change, but for many Australians, the dream of owning a home remains as strong as ever.”

blockers

Biggest blockers

For many Australians, the key challenges slowing their property journey include:

  • Saving enough for a deposit
  • Limited property supply or homes not meeting needs
  • High competition in preferred areas
  • Unpredictable movement in interest rates

With many waiting for prices to drop further, supply pressures mean it can still be difficult to find the right property when they’re ready to buy.
